Case Study # 108 - Industrial:
Our client wanted to create a spec space to show to industrial flex prospects. The original architectural drawings included two new ADA compliant bathrooms as part of the office buildout. This alone required over 100LF of trenching for drains. Trenching is always the most expensive part of plumbing. These two new bathrooms drove the overall project cost over $200,000.
We identified two existing bathrooms in the warehouse that were easily converted to ADA compliance. We also identified a more cost-effective HVAC design. The architect and engineer submitted the revised plans to the county, and we carried the project through permitting and inspections.
In the end, making these changes and a few others saved our client over $100,000. We delivered a great industrial flex space at one-third the original budget cost.
